Alternatively, a central AHU with VAV boxes could have been applied to the space. The advantages of this type of system would allow for more temperature control and enable sub-metering energy consumption. However, an AHU-VAV type of system is more costly due to the amount of equipment required to distribute the air. Additionally, equipment that would be required are diffusers and ductwork. Not only would it be more costly, but it would occupy a lot more space than a heat pump system. It would also require more ceiling clearance in order to conceal the ductwork and boxes.

The reason why there are two independent systems is because there is no requirement to supply outside air to the living space. Code deems mechanical ventilation unnecessary where there is enough operable windows. In regards to energy consumption, this type of application cuts down both energy cost and consumption. The air-handling units ability to reutilize exhausted bathroom air via a recovery wheel allows also cuts down energy consumption.

Due to the large space, a direct expansion AHU is especially applicable because, this type of system runs more efficiently at higher loads. The use of heat exchangers allow separation of the cooling tower water loop from the condenser water loop. The loops are connected to a rooftop cooling tower and the hot water boilers. This is advantageous because if half of the heat pumps are in cooling and half is in heating, the tower and boilers will not needed. However, if they are all heating or all cooling, then the penthouse equipment will need to be used. This type of system is intended to cut down energy consumption that would be utilized by the boiler and cooling tower.

The application of a radiant floor to condition the dining space is due to the fact that is located on the lower level. This area experiences high foot traffic therefore a lot of air is leaving the building and its difficult to modulate temperature via a air distrubution system. A radiant floor system in a highly trafficked area is more efficient since less energy will be lost through convection.
